Located at 49 Henderson Road, Eveleigh, this strata plan is made up of 120 lots, comprising of storage units, 1‐3 bedroom units and townhouses.

The owners of 49 Henderson Rd have been rectifying building defects for almost the entire life of the building. There have been many minor and seven major packages of works throughout the buildings rectifying mainly waterproofing defects in bathrooms, windows and the roof area. At the Annual General Meeting held in August 2017, the owners voted in favour of a motion that would increase levies over a planned two year period. These levies would fund the major works projects and to complete the necessary rectification of all outstanding defects.

Stallion Property Group was successfully appointed by the Strata Committee to carry out the following scope:

• Finalise the outstanding items relating to the PW works which incorporated rooftop waterproofing;
• Finalise the facade minor rectification and painting works;
• Finalise the upgrade of the security & intercom system;
• Identify and deliver new statutory signage throughout the complex;
• Manage the landscape design which also incorporated the remediation of the podium slab and car park basement remediation works; and
• Provide client-side project management services relating to the PW8 Major Works relating to internal apartment/town house cracking and waterproofing within bathrooms; balconies; courtyards & laundry areas.
